The Property

The Villa is located on a wonderful plot of 7200 sqm. The Main Building (equipped with elevator) has 3 Bedrooms ensuite, a large living and dining area, kitchen, gymnasium and sauna. The terrace, offering undisturbed sea views, can be accessed from the kitchen and from the living room.

Each bedroom has access to the large balcony.

On top of the building is a roof terrace with astonishing 270° views. A sundowner is a must!

Next to the Main Building is the Guest House with two apartments, each with bath and kitchen. From each of the apartments, you enter directly into the garden.

The plot is accessed through a private road, separated from the public road by a remotely operated gate.

The development is located approx 50m above sea level, thus ensuring amazing views and making it entirely view protected, since being elevated to the public road by 3m, and surrounded by a tall wall on all other perimeters.

Living Area

Nothing is Impossible.

From the Entrance Hall you can use the stairs to the bed rooms on the 1. floor (insted of taking the elevator), or enter into the living area.

The Living Area (marbel and wooden floors) has two seating areas: one at the TV corner with a white designer sofa, ....

... and the other in front the fireplace.

You care for some billiards or table top football? If not, and if you are a musician, there is also a piano and a guitar.

The inside dining area seats 12.

The Kitchen is centered by a cooking island with ceran field. Equipped with micro wave, dishwasher, electriacl oven with steam functions, two LG fridges with freezer and ice dispensers for cubes and crunched ice, coffee and espresso machine, waffle iron, mixer.

The kitchen also offers family dining for 6.

Bedrooms

The huge Master Bedroom with oak wooden flooring, ensuite designer bath and separate ward room is beyond imagination. Equipped with TV, direct access to the Balcony. The ceiling hight of 7 meters makes you feel like a king. The bedroom has an internal staircase to the private attic room, with seating area and views over the plot and towards the sea and Rhodes town.

Bedroom 4: The Apartments with BR 4 and BR 5 are equal in size and include each a kitchenette and barhroom; accesss to the garden.

Bathrooms

Each bathroom is individually designed.

The Master Bathroom is a designer's master piece. Bath tub with whirl function, shower with hot steam function, toilet separated by door, two sinks.

Bathroom 2 in the main building also provides ensuite bathroom, stylish, spacious and functional: bath with shower, toilet, double sink.

Bathroom 3 in the main building

Bathrooms 4 & 5 in the guest house have standard, functional bathrooms with bath tub incl. shower, toilet, sink.

There are two guest toilets: one is accessible from the living area, the other between kitchen and gymnasium.

Not to forget the two outside showers, convenient for refreshing after sunbathing, or cooling down before having a swim in the pool.

Time for a Workout?

Exercise in the Gym? Tennis? Swimming? Or relax in the Sauna or Whirlpool?

The pool with 15m length and countercurrent water jet for swimming invites for a real swim or dive, whilst the adjacing whirl pool lets you relax. Or have a drink at the pool bar with the under water stools.

Pool Feature

Overwhelming sea views when swimming in the pool: due to overflow design, there is nothing in the way to disturb your view.

Illuminated at night with colors of your choice!

The private tennis court (competition size) with a wall to play against for practicing (with standardized distances) is flood lighted.

The Gymnasium is professionally equipped, and suitable for beginners and advanced. Leave no muscle unstretched :)

Louloudi FAQ's

1. Is my payment safe?

Your payment is safe, because you pay in 3 instalments, and the time of payment corresponds with the cancelation terms!

The initial advance payment of 30% secures the booking, and is not refundable. The next instalment of 35% is only due 3 months prior to arrival. In case you cancel your booking less than 3 months before arrival, then this payment is not refundable.

The final payment of 35% is due 1 week before arrival. There is no refund in case you cancel later than 1 week prior to arrival.

Conclusion: the payment schedule is preventing overpayments which might have to be refunded in case of cancelation.

2. When do I get back my Deposit Payment?

You can pay the deposit of 200€ latest at arrival. It will be refunded at check out, provided there no damages, and the villa is clean swept.

3. Are there any extra charges?

There are no extra charges, the rental cost includes local VAT.

4. From whom am I renting?

You are renting directly from the owner. The two owners (Makis and Martin) of the properties marketed under the brandname “Louloudi” (greek word for “Flower”) have established the company AnSa.epe on Rhodes in order operate the villas, i. e. to employ staff, issue invoices, pay tax etc. Therefore, your contractual partner in the rental agreement will be AnSa.epe. AnSa.epe is licenced for tourist activities. Company details and licence numbers are at the bottom of the web page.

5. For whom is the Villa suitable?

The villa is ideally suited for couples and families with children of all ages (note: there a no security measures for toddlers!). Amongst our guest were also just married couples on their honeymoon, or small weddings groups. No Fraternities, No Sororities, No House Parties.

6. How do get to the villa after arrival at the airport?

You will be received at the airport upon arrival. Your will get the mobile number of the person meeting you at the airport prior to your travel. We will accompany you to the villa (taxi or rental car at your costs), give you an introduction, and hand over the keys.

7. Is there someone to assist in case we have a problem?

We have permanent employees on Rhodes to be contacted in case of any problem. You will receive the mobile number prior to arrival. We have craftsman contracted to deal with any problem on short notice.

8. Do I need a car?

We recommend that you hire a car, at least for a few days, in order to see more of the beautiful Island of Rhodes.

9. What activities are available on Rhodes?

Rhodes has plenty of beaches, some even during summer time rarely frequented. See link on the web page.

There are all sorts of water sports available close by. The interior is picturesque, with small villages in hilly landscape with forests. It is ideal for cycling as well.

Rhodes has a history dating back the ancient Greece. Monuments can be seen in Lindos, Rhodes and Ialyssos.

Most famous in Rhodes is the Old Town, which has been built during the rule of the Knights, and is today UNECSO protected. In the Old Town, you find museums, shops, restaurants and a vibrant night life.

Rhodes also has very nice restaurants. If interested, we shall be pleased to provide some advice.

Kids will enjoy the waterparks in Faliraki.
